PROPERTY INSPECTION REPORT - Texas Real Estate Commission (TREC) REI 7-5 (05/4/2015)

Sep 13, 2026

Property Inspection Report prepared under Texas Real Estate Commission (TREC) rules, including the purpose, limitations, and inspector/client responsibilities. The report clarifies that inspections cover only visible, accessible, and present components at the time of inspection and do not require testing decommissioned systems, operating utilities by force, or using open flames. It also states the inspection is not a code compliance, safety/code, insurability, or warrantability assessment, and does not identify all hazards. Inspectors indicate inspection status via form checkboxes and mark Deficient items when conditions materially affect performance or constitute specified hazards.

FAQs

What does the inspection include under TREC standards?

The inspection addresses only components and conditions that are present, visible, and accessible at the time of inspection. Items not specifically noted as inspected were not inspected.

What are the main limitations of this property inspection report?

The inspection is not a technically exhaustive review and may not reveal all deficiencies. It is also not a code compliance inspection, safety/code inspection, or a guarantee of insurability or warrantability.

How does the inspector indicate findings on the form?

The inspector checks the appropriate boxes to show whether each item was inspected, not inspected, not present, or deficient, and explains findings in the corresponding section. The Deficient (D) box is checked for conditions that adversely and materially affect performance or create specified hazards.
