Syracuse, NY 13057 [wthoa@aol.com](wthoa@aol.com), 315-437-1426 [watertreeofdewittcondos.com](watertreeofdewittcondos.com)[ ](watertreeofdewittcondos.com)Tenant Welcome Letter \nWelcome to Watertree! I hope you find our community to be safe, friendly and convenient. I wanted to drop you this note with information about Watertree that may answer some of your questions. If I’ve left anything out, don’t hesitate to call me at 437- 1426 or [email wthoa@aol.com. In](email wthoa@aol.com. In) general, as a tenant you will want to communicate with your landlord about any concerns inside your unit. \nLaundry Equipment-The utility room contains a coin operated washer and dryer which is for the use of the residents in the building only. The washer costs $1.00 and the cycle can last up to 45 minutes. The dryer cost varies depending on the machine installed in your building. Laundry should be monitored at all times and never left to sit in the machines after the cycle is completed. Please clean the machines of any lint, etc left in the machine when you are finished. \nHot Water. The building has one water heater which provides hot water to 8 units. The gas used to heat the water is paid for by the units in your building, so it is in the best interests of everyone to conserve hot water. We ask that showers be limited to 10 minutes and that leaking faucets be repaired immediately. \nNoise. Our wood framed buildings are far from sound-proof and nobody can expect complete silence all the time. However, there are some things that can be done to make the noise problems a little more bearable: \n1. Don’t slam your front door or the utility room door. If it won’t close without slamming it, call me and I can offer advice on how to adjust the latch mechanism. \n2. If you like loud music, use headphones. \n3. Walk lightly. \n4. Refrain from vacuuming, banging and running large amounts of water when others are sleeping. \n5. Walk on the stairs-don’t run. \nVehicles and Parking. All vehicles at Watertree must be registered and inspected pursuant to the laws of New York State. Storage of vehicles (in excess of 5 days without use) that are not intended for regular use is prohibited. No trailers or motorhomes may be stored (in excess of 3 days) on the property. Oil and other fluid leaks must be repaired promptly. You are responsible for damage to the pavement caused by a fluid leak from your vehicle. There are no assigned parking spaces (except handicapped) . \nIn the winter, we ask that cars be parked in the back row (or middle) of the lot during the day so we can plow the snow in the front row of the parking lot by the sidewalk. Once the lot is plowed, you are welcome to park anywhere. If you don’t leave for work first thing in the morning, please don’t park in the front row the night before if snow is expected. \nBalconies. The balconies may not be used for storage or for clothes lines. Do not hang items over the balcony railing. \nPool, Clubhouse, Tennis Courts. The pool is open from Memorial Day to Labor Day (depending on the weather) and is available at no charge for residents. Please check the newsletters in upcoming months for more information about the pool. \nThe Clubhouse has a large hall which can accommodate up to 60 people. The cost to rent the room is $100.00 and it is available on a first-come, first-served basis. The tennis courts are kept locked to prevent unauthorized use. A key will be provided upon request. \nTrash Removal and Recycling. The dumpsters are located next to the Clubhouse. The red dumpster is for recycling, please empty boxes of packing materials and break down cardboard before putting in dumpster. The green dumpster is for trash, please bag all trash. Our contract with the trash hauler includes everyday trash-not furniture, appliances, carpet or other large items. The hauler will remove these items, but at an additional charge.
