From a project’s inception, through delivery method, design, bidding, funding, OAC meetings, TCA Board Meetings, payment, walk-through, occupancy and completion, the Construction Manager accomplishes it all.  \nORGANIZATIONAL RELATIONSHIP:  \nReports to Director of Operations  \nThe following statements are illustrative of the essential functions of the job and do not include other non-essential or marginal duties that may be required. The description may not include all functions performed by incumbents in various locations. The Classical Academy reserves the right to modify or change the duties or essential functions of this job at any time.  \nESSENTIAL JOB FUNCTIONS:  \n􀀂 Assists the Director of Operations in developing a thorough facility master plan  \n􀀂 Develops each construction project’s needs based on a facilities assessment and/or the facilities master plan  \n􀀂 Determines the appropriate delivery method for any proposed project  \n(Design/Bid/Build, Design Build, Cost plus with a guaranteed maximum, CM/GC)  \n􀀂 Conducts any design advisory committee meetings to make design decisions that are consistent with any grant application, scope, and budget, and to assist TCA in making decisions that impact the operations and maintenance of the completed project.  \n􀀂 Reviews each construction design to maximize energy savings and oversees any LEED certification processes and documentation  \n􀀂 Reviews plans and specifications for suitability of school use: quality, student and staff safety, building code compliance, fire code compliance, size/square footage, future operation costs, and budget  \n􀀂 Ensures a reasonable and realistic budget is developed and maintained without compromising the quality or integrity of the project. Makes sure all fees, profit, overhead, contingencies, etc., are in line with industry standards.  \n􀀂 Selects the appropriate consultants through a Request for Qualifications (RFQ) and Request for Proposals (RFP) process (architect, materials testing, FFE, asbestos abatement, contractor etc.)  \n􀀂 Reviews submittals for general conformance with construction documents and ensures that TCA is apprised of items they need to make decisions on; ensures that appropriate parties review submittals and determines if additional consultants need to review them; comments on adequacy of materials specified  \n􀀂 Ensures that the contractor and their subcontractors are properly insured and bonded  \n􀀂 Assists with design ofFFE (furniture, fixture, and equipment) for space programming, development of bid package, procurement/vendor selection, and installation. Coordinates with and oversees architect to ensure all FFE scope is covered.  \n􀀂 Ensures all permits are procured and TCA is in compliance with all local fire district requirements  \n􀀂 Ensures all federal, state, and local requirements are satisfied (bonding, advertising for final payment, OSHA, EPA, EEO, other agency requirements, etc.)  \n􀀂 Reviews contracts between the selected vendors and TCA for services to be performed.
