DESCRIPTION OF LEASED PREMISES  \nThe term “Leased Premises,” as used in this Agreement, shall include real property consisting of approximately 2.62 acres, with an address of 100 Airport Road, Montrose, Colorado, identified as assessor’s parcel ID 3767-043-00-9001, located at Montrose Regional Airport in Montrose County, Colorado, more particularly described on Exhibit A, attached hereto and incorporated herein, which location may receive a separate address from the County or City of Montrose, including the right of ingress thereto and egress. Lessee shall construct a hotel on the property in accordance with the provisions of the Development Agreement dated January 20, 2021, and pursuant to SunCore’s response to the request for proposals and the Request for Proposals issued by the County, which are incorporated herein by this reference. In the event of any inconsistency between the Development Agreement and this Lease, the terms of the Lease shall prevail.  \nB. PARKING  \nCounty and Lessee agree that Lessee can use existing public parking available on Airport grounds for additional parking, as negotiated between Lessee and the third-party parking contractor. Parking for the hotel, beyond what is available on-site on the Leased Premises will be available for hotel use on an “as available” basis, paid parking in the general public parking lot. EXPANSION AREA-OPTION  \nWith the exception of the parking discussed above, Lessee shall not have an expansion area under the terms of this Agreement.  \nD. LAND SURVEY  \nA survey had been obtained for the property. Lessee shall use the survey as basis for all construction plans and drawings, and shall adhere to all setbacks required by the City of Montrose, as well as fire setbacks established for the airport in order to meet fire codes.  \nARTICLE II-OBJECTIVES AND PURPOSES OF LEASE  \nA.
