It is understood and agreed that only the items listed above are to be repaired or replaced, as specified, out of the escrow funds and that all repairs and/or replacements that are to be performed in accordance with this Agreement shall be done as expeditiously as possible and in a workmanlike manner. Seller shall cause to be performed all such specified repairs and/or replacements.  \nThe Buyer and the Seller agree to cooperate to have the above specified work completed within   days from the date hereof. However, in the event the specified work cannot be completed due to the unavailability of parts or other unforeseen problems which are beyond the control of the Seller, then the time for completion of the specified work shall be extended for a reasonable time. Notwithstanding anything to the contrary, the Seller shall have the right to personally perform the above mentioned repairs and/or replacements if he so elects, provided that all work is done in a workmanlike manner. The parties agree that the Buyer will immediately forward to the Escrow Agent, upon completion of all or any part of the specified work, written authorization to the Escrow Agent permitting the release of all or the allocated portion of the escrow funds, and the Escrow Agent is authorized to release said sums, ashereinafter provided, without further authorization or approval, and without any liability.  \nIn the event the Seller has not completed the repairs or replacements within the time herein designated, and said failure is not due to unavailability of parts or other unforeseen problems beyond the control of the Seller, then the Escrow Agent is irrevocably authorized, without liability, to release to the Buyer, when requested by the Buyer in writing, so much of the escrow funds as are provided for herein for the completion of the uncompleted item(s), the same to be done on an item by item basis.  \n3.
