Ability and willingness to pay rent in a timely manner, as determined by contacting applicant’s current and past landlords within the past two years: by verifying income with employer or other income source, and by inquiring of credit references provided. Applicants having no rental history within the last two- (2) years, prior landlord and/or rental information will be requested and verified. Poor references from previous landlords may result in denial of the application. If in the last three- (3) years there has been a court-ordered eviction or a judgement for financial delinquency to a landlord, your application will be denied.  \nB. Ability and willingness to care for the unit will be assessed based on the contacts with landlords and/or a home visit to assess applicant’s demonstrated ability and willingness to care for housing.  \nC. Ability and willingness to abide by terms of the lease agreement will be assessed by contacting current and prior landlords and if deemed necessary by management, by police records to provide applicant’s or family member’s history of conviction for crimes against persons and/or property.  \nResponsibility is the applicant’s in providing full and complete information as requested in the application to conduct a verification of application information, including names, current address, telephone numbers, account numbers, periods of occupancy, etc. Any incomplete information can result in delays in the processing or in the cancellation of the application processing.  \nMisrepresentation of any information on the rental application will result in denial of your application.  \nSignature(s) below indicates that you have read the above and foregoing and do understand in full all information provided as set forth above.
