Before signing a tenancy agreement, applicants should understand that acceptance of the property’s condition can limit later requests. Rental application forms vary, commonly requesting personal identity, current and previous address details, references, employment and income information, bank details, household size, pets, credit history, and proposed move-in/out dates. A property should be advertised at a specific amount and not ‘from’ or ‘offers above’. A property manager or landlord must not encourage you to pay or offer more than the listed price. If the agent or landlord asks or suggests that you offer more than the listed price , you can report them to Consumer Protection. \nMAKING AN APPLICATION \nMost landlords will ask you to complete a rental application form , either hard copy or online. \nYou should make sure you read and understand what the form says before you sign it. Ask the landlord to explain anything you do not understand. \nYou may be asked to pay an option fee when you lodge your rental application form. The application form should set out what happens to the option fee if your application is successful, but you decide not to go ahead with the tenancy. There is more information about option fees below. \nREMEMBER: When deciding how long you want the agreement to be, keep in mind that breaking a fixed term agreement early can be expensive. The tenant will usually be liable to compensate the landlord some amount for ending the fixed term agreement early. \nApplying for a Rental Property \nINSPECTING A PROPERTY \nBefore signing a tenancy agreement, it is important to arrange an inspection/viewing of the property. At the inspection, check inside and outside the property thoroughly to make sure you are happy with it. If you are unable to view the property in person, ask the landlord if you can arrange a virtual inspection. \nRemember that once you have signed the tenancy agreement, you have accepted the property as it is (subject to the landlord’s obligation for cleanliness and repairs) . For example, if there is no heater in the property when you sign the agreement, the landlord does not have to provide you with a heater during the tenancy. \nYou can see our Inspecting a Property Checklist for more details. \nWHAT IS A RENTAL APPLICATION FORM? \nCompleting a rental application does not guarantee that you will be offered the rental property. The information asked for in the form helps the landlord decide whether they want to rent the property to you. There is no standard rental application form. \nA rental application form may ask for: \n• Your full name and phone number \n• Your present and previous address and rental details (including how much rent you paid, the landlords name, and their address and phone number) \n• References from your previous landlord \n• Your current employment details (employer name and address, and your income details) \n• Contact details for a personal reference (their name and phone number) \n• Your bank details \n• Your next of kin (your immediate family) name and contact details \n• How long you would like to rent the property \n• The dates you would like to move in and move out of the rental property \n• How many people (adults and children) will be staying at the rental property \n• Whether there will be any pets \n• Whether you intend to apply for a Housing Authority bond assistance loan \n• Your credit history \n• Payment of an option fee (if applicable) \nThe rental application form should list the cost of renting the property , including the rent amount, rent in advance (up to 2 weeks) , security bond (4 weeks rent) and pet bond (if applicable) \nApplying for a Rental Property \nSome application forms require a ‘100-point identity check’which can include: \n• Photo ID for each app","cbCaiiP4BFw4zy76","https://ap.wps.com/l/cbCaiiP4BFw4zy76","pdf",212066,"English","# Things to Consider Before Making a Rental Application\n## Costs, Eligibility, and Location\n## Inspection/Viewing Arrangements\n# Making an Application\n## Reading and Understanding the Form\n## Option Fee Basics\n# Inspecting a Property\n## Virtual Inspection Option\n## Acceptance After Signing\n# What Is a Rental Application Form?\n## Typical Information Requested\n# What Is an 'Option Fee'?\n## When It Can Be Charged and How It Is Handled\n## Option Fee Caps and Payment Limits\n# What Is Discrimination?\n## Prohibited Grounds Under WA Law","[{\"question\":\"What should be considered before submitting a rental application?\",\"answer\":\"Review the total renting costs (bond, rent in advance, initial start-up and moving expenses), check eligibility for financial assistance, plan for location-related travel costs, and arrange a property inspection or viewing.
