Covers trade coordination needs for approved shop drawings and locked 3D models, MEPF sign-off timing using finish-to-finish relationships, and procurement push strategies to reduce review delays. Includes construction logistics planning (laydown, truck flow, crane swing radius) and guidance on stabilizing frames with early lateral systems. Many times, a ½” gap between steel/concrete and CLT is acceptable for clearance reasons but we have had bearing issues in the past and giving an inch of play on each side should be our goal going forward. \n• Basis of design must consider that Manufacture availability is ranging 3-10 months out, a sole source design could delay the project schedule \n• Consider time for 3rd party fire / code review and adjustments \nTrade Coordination \n• Other structural trades must have shop drawings and corresponding 3D model approved / “locked” for fabrication before timber detailing starts – or risk rework \n• The MEPF model sign off procedure needs to be completed with a finish to finish relationship with mass timber shop drawing review, assuming “as late as possible” \n• The goal is that coordination is occurring 3-6 months earlier in the project than conventional practice – this is a big shift Procurement \n• AEC team should plan for a big push to get through shop drawing review \n• Lingering questions from shop drawing review could drag on for weeks or months if not addressed definitively \n• Duration from shop drawings to production start varies by supplier \n• Reconcile truck loading with construction sequence to reduce time for intermittent handling Construction \n• Logistics, laydown space, truck flow is critical to speed of installation. Tight sites and a lack of access to the crane dramatically decreases workflow and increases crew size. Space for crane and at minimum 1 truck in swing radius is needed. \n• Best timing for construction is during dry months (varies by region) this timing is influenced by items 1, 2,3 above \n• Advancing of permeant lateral system to stabilize frame as soon as possible and shorten duration of temporary bracing \n• Prepare follow-on trades to take advantage of swift structure installation \n• Install roof as quickly as possible \nExample Project Schedule \n2019 \n2019 2020 2021 \n Sep Dec Mar Jun Sep Dec Mar \nToday \n2021 \n100% \nSep 17 ITB 100% DD Set Oct 2 Bids Due \nNov 11 Award Mass Timber Package to SMT Nov 11-Nov 20 SMT Prepare Deposit Invoice Nov 11-Nov 18 Contract to SMT-full commitment \nNov 12-Jan 10 Mass Timber Shop Drawings-Geometry Nov 21-Dec 21 Deposit Payment Due \nDec 22-Dec 31 SMT Pay Vendor Deposits \nJan 10-Jan 13 Fabrication-Ready Steel Model \nJan 13-Apr 3 Mass Timber Shop Drawings-OFA \nMar 6 Building Permit \nMar 23 MEPF model sign-off \nMar 24 Anticipated Mobilization \nApr 1-Apr 17 Mass Timber Shop Drawing Review & Approval \nApr 17-Apr 30 Mass Timber IFC Drawings Finalized \nApr 30-Mar 5 Mass Timber Production & Delivery \nOct 13-Oct 26 Steel Install -Lift 1 \nSwinerton Bay Area \nSwinerton Mass Timber \nMass Timber Supply Partners \nPIER 70 Parcel A – MASS TIMBER PROCUREMENT SCHEDULE (North American Supply) \nOct 26 Mass Timber Install Start \nOct 26-Apr 6 Mass Timber Install \nOct 26-Dec 8 Mass Timber Install -L2, L3 \nDec 9-Dec 23 Steel Install -Lift 2 \nDec 23-Feb 5 Mass Timber Install -L4, L5 Feb 8-Feb 22 Steel Install -Lift 3 \nFeb 23-Apr 6 Mass Timber Install-L6, Roof \nDESIGN COMPLETION \nHow much time will it take to get from here to fabrication-level 3D model? \nTrade Partner Integration \nIdeally, the project delivery method allows for bringing on structural + MEPF trade par","cbCaiikZ1y0uDgRs","https://ap.wps.com/l/cbCaiikZ1y0uDgRs","pdf",1156693,29,"English","# Learning Objectives\n## Schedule\n## Trade Coordination\n## Procurement\n## Construction\n## Example Project Schedule\n## Design Completion\n## RFI Process\n## Constructability Feedback\n## Code Review Expectations\n## Trade Coordination","[{\"question\":\"How should schedule design completion account for constructability review?\",\"answer\":\"Allocate time for constructability review and adjustments.
