A structured process—3D modelling, stakeholder coordination, clash resolution, and shop drawing review—translates design intent into approved fabrication documents. The paper outlines workflows, roles, and best practices that move teams from BIM-based design collaboration to coordinated contractor and fabricator execution while minimizing downstream rework and schedule slippage.","Pre-Installation Strategies: \nAchieving Fabrication Readiness \nFast installation and smooth approval processes are two advantages of mass timber construction, but realizing them requires thorough planning, long before the first panel arrives on site. \nSince mass timber is prefabricated off-site, schedule benefits can only be realized when project teams achieve fabrication readiness through a clearly defined process of 3D modelling, coordination, clash resolution, and shop drawing review. Optimizing the efficiency of this process allows fabrication to begin sooner, ultimately enabling the project to meet its overall schedule. A well-managed process minimizes downstream issues and allows for a streamlined installation. \nThis Solutions Paper examines the workflows, responsibilities, and best practices that help project teams progress from design intent to approved fabrication documents. \n[KK Law courtesy of naturallywood.com](KK Law courtesy of naturallywood.com) \nPre-Installation Strategies: Achieving Fabrication Readiness 2 \n3D Modelling and Fabrication Drawing Coordination \nCompared to conventional approaches, mass timber projects are more heavily reliant on early validation of design intent, clearly defined coordination responsibilities, and disciplined workflows before fabrication begins. Establishing a coordinated, fabrication-ready model during this phase helps align project stakeholders, reduce downstream rework, and support efficient manufacturing, delivery, and installation. \nNot all projects and delivery models are the same, but the prevailing trend for the delineation of scope is as follows: \nDesign teams are responsible for producing a coordinated design and set of contract documents that satisfy the owner’s requirements, as well as the contractor’s and fabricators’requirements, for suitable pricing and constructability. These contract documents are traditionally 2D digital or print files, with 3D models supplied for information only, not as part of the contract documents. Consultants are expected to support the development of fabrication drawings through BIM model collaboration, RFI’s, and shop drawing reviews. \nContractors and chosen fabricators are responsible for the process of achieving fabrication readiness. This requires facilitating the necessary trade and fabricator coordination to identify constructability, access, logistical, and installation issues not apparent in the design. It also requires facilitating coordination where fabrication level design is required. \nBefore coordination begins, the GC/CM should establish a procurement schedule by working backwards from the date materials are required on site or erection is scheduled to start. The following steps should be mapped out in a sequence with expected durations, so milestone dates can be established, tracked, and managed effectively to ensure materials arrive when needed on site. Best practice is to start these activities as soon as feasible, while following a sequenced workflow. Trying to complete several steps simultaneously can lead to confusion, unnecessary rework, and lost time. \nFigure 1.
