This includes access into the neighbouring property if required. \n• It enables the Adjoining Owner to ensure works are undertaken correctly, safely and with all necessary insurances in place. \n• It protects the pre-commencement condition of the Adjoining Owner’s property and places an obligation on the Building Owner to restore their neighbour’s property to it’s original state if the work activities are deemed to have had a detrimental effect. \n• I","cbCaisxsYp5Te5FO","https://ap.wps.com/l/cbCaisxsYp5Te5FO","pdf",339129,13,"English","# Contents\n## Who is Baily Garner?\n## The Party Wall etc. Act 1996\n### What is the Party Wall etc. Act 1996?\n### Who does it affect?\n### What does it provide?\n## What work does the act cover?\n## What constitutes a party wall?\n## The Party Wall award\n## How does the act affect me?\n## The Party Wall award process\n## Baily Garner party wall surveying\n## Frequently Asked Questions","[{\"question\":\"What does the Party Wall etc. Act 1996 do?\",\"answer\":\"It provides a framework for preventing and resolving disputes between neighbouring properties over construction activities relating to party walls, party structures/boundary walls, and works within six metres of neighbouring foundations.\"},{\"question\":\"Who are the duty holders under the Act?\",\"answer\":\"The Act sets out two principal duty holders: the Building Owner and the Adjoining Owner(s).\"},{\"question\":\"What kinds of works are covered by the Act?\",\"answer\":\"The Act covers construction of new walls up to or astride the boundary line, works carried out to or into an existing party wall or structure, and excavations within either 3 or 6 metres of an adjoining property under defined measurements and depth criteria.\"}]","Party Wall Surveying - A GUIDE - Part 2 | PDF",33]
