The only requirements are that the depth, eaves height and maximum height of the extension are provided, together with a location plan showing the position of the extension in relation to the property. \nConcerns have been raised that the elevation plans are either inaccurate or that the extension may be constructed at a greater height than shown. It has also been noted that no dimensions are provided on the elevation drawings. However, the elevation plans are for illustrative purposes only, and the extension must be constructed in accordance with the dimensions stated within the application description. \nIt has further been stated that, provided the extension does not exceed 3.4 metres in height, there is no objection to the proposal in principle. The application specifies a maximum height of 3.4 metres and, therefore, the extension cannot exceed this height without obtaining further planning permission or consent. \nSummary \nThe Borough Council wrote to the adjoining properties to the application site. One letter of representation has received during the 21 day consultation period. It is considered that there would not be an unacceptable adverse impact created on any of the neighbouring properties. \nPRIOR APPROVAL REQUIRED AND PRIOR APPROVAL GRANTED","cbCaintz29tB1EmS","https://ap.wps.com/l/cbCaintz29tB1EmS","pdf",167313,"English","# Officer Report\n## Application Details\n## Representation and Concerns\n## Prior Approval Decision","[{\"question\":\"What extension is being proposed and what measurements are specified?\",\"answer\":\"A single storey rear extension is proposed with a depth of 6 metres, a height of 3.4 metres, and an eaves height of 2.4 metres.\"},{\"question\":\"What concerns were raised in the representation letter?\",\"answer\":\"Concerns included that the first floor windows were not drawn as existing, and that the supporting drawing lacked height dimensions on the proposed rear elevation, making height interpretation unclear.\"},{\"question\":\"Why was the prior approval granted?\",\"answer\":\"The report states that the elevation plans are illustrative only and the extension must be built to the application’s stated dimensions.
