planning applications for house extensions are rejected because the proposals are too large andpay insufficient attention to their neighbours or the character of the street. \nSometimes it is impossible to extend anarrow-fronted house with a tiny garden orto put an atticinashallow pltched roof without spoiling its appearance. \nAlthough some of the items referred to may,in certain circumstances be permitted development, remember that unsympathetic alterations can de-value your house. You can avoid expensive planningapplications and time consuming re-submissions by taking account of the advice below. \nSCALE,CHARACTER&COMPATIBILITY \nFIGA EXISTING STREET \n# 3FIG B POOR EXTENSIONS\n\nFIG C BETTER EXTENSIONS \nSt AlbansCity&District Council \nThe guide is based on Policy 72 of the St Albans District Plan Review and the appropriate clauses are undereach main heading. \n(1)The extension shall relate to the domestic scale, character &appearance of the street. \n(iǐ)The architectural style, roof form, windows, detailing &materials shall normally be appropriate tothe original building, particularly in the conservation area. \nFIG B \nShows how the character of a street couldbe spoiit. \nWindows &Doors \nThe fussy muiti-paned windows and doorsand the wide \"modern\"casement windowsat ①,②and ③are out of character withthe original simple vertical sash windowsand four panelled doors. \nRoof Fom \nThe flat roofed extension at ①is not inkeeping with the original pitched roofs. The wide roof extension at ④completelydominates the original roof, giving theappearance of a three storey house, \nScale &Character \nThe extension at ③is too high and out ofscale, completely blocking off the gapbetween buildings and resulting inacramped appearance. The porch at ②interrupts the plain, regular pattern ofwindows and doors. \nMaterials \nThe heavy concrete tiled roof at ③andthe rendered wals are out of characterwith the original plain clay tiles or slatesand brickwork. \nFIG C \nShows how more sympathetic extensionscould relate to the character of the street. The extension at ①has a pifched roof andat ③,the scale &bulk has been reduced, giving a less cramped appearance.Thedormer windows at ④are in scale withwindows below &all windows match theexisting. \nSCALE,CHARACTER AND COMPATIBILITY,Continued \n# POOR EXTENSIONS\n\nBETTER EXTENSIONS \n① \n② \n① \n② \nFIGD \nThe large side extenslon ① \nunbalances the origlnal pair of semi-detached houses.A single storeyextension ora smalier two storeyextension ②would retaln the outlineand character of the orlginal houses. \nFIG E \nThe very deep rear extension ①resultsin a flat roof which is out of characterwith the original building and wilprovide dark internal ground fioorrooms.A shallower②or narrowerextension could have a pitched roofwithout obstructing the bedroomwindows. \nFIG F \nThe wide two storey extension ①domlnates the exlsting house and itsnelghbours. The narrower extenslon isless dominating, allows alower roofand Is well below the original ridgelevel. \nFIG G \nThe very wide roof extension ①dominates the roof and effectivelycreates a flat-roofed second storey. The dormer windows ②have beenkept in proportion with the existingwindows, are not too large tor theroof, maintain the eaves line and arewellbelow ridge level. \nHowever,dormers may not always beacceptable, particularly ina pair orterrace. \n# SPACE AROUND BUILDING AND AFFECT ON NEIGHBOURS\n\n(I)Space around the building-The extension shall not be so large as to seriously diminish the privatespace, including car parking/garaging around the original building. \n(IV)Car parking/garaging-if potential additional bedroom accommodation is proposed.permission wilnot normally be granted unless parking provision is made in accordance with policy 40 criterion (iv). \nFIG H \nThe houses on plots 1 and 2 are in theiroriginal form and have not beenextended. There is sufficient space forgarages and parking at the side andadequate gardens for the size of house.(see Policy 70 ix). \nPlot","cbCaivKMgYwUje9J","https://ap.wps.com/l/cbCaivKMgYwUje9J","pdf",245794,"English","# Scale,
