Estate Design Guide \nBournville Village Trust \nCONSULTATION DRAFT \nNovember 2020 \n2 \nBournvi lle Estate Design Guide \nWelcome to our Design Guide for the Bournville Estate \nBournville Village Trust (BVT) was established over 120 years ago in 1900, after the first houses were planned and built by our founder, George Cadbury, in 1893. Today, the Bournville Estate has 25,000 residents, living in 8,000 homes, both privately owned and rented. We see Bournville as one large community, with different areas and neighbourhoods representing the stages in our unique history. \nWe are proud of the living heritage of Bournville Estate, we want to conserve and enhance the special quality of the place where our residents live, for the benefit of everyone. But we are also here to fulfil the pioneering vision behind Bournville, which set out to create places where people could live and thrive in healthy homes, and be active members of a strong and nurturing community. \nThe Design Guide is an important tool of the Bournville Estate Scheme of Management (see page 10), through which BVT manages the appearance and quality of the Estate. We see our role as working together with residents to maintain the Estate for everyone to enjoy. This guide applies to all freeholders, leaseholders, tenants and non-residential/commercial operators within the areas shown on the map on page 5. The need to apply to BVT for approval for any alterations exists in parallel to any planning permissions required from Birmingham City Council (BCC). \nThe first Bournville Estate Design Guide was published in 1985. On its 35th anniversary we decided to commission a new Bournville Design Guide, that would be fit for the 21st century and beyond. We have carried out an extensive programme of community consultation in 2020 to inform the Design Guide. We asked our residents what they wanted to see in a new Design Guide, what mattered to them about the Estate, and how they would like to see it develop in future. These responses have shaped the policies in this guide. This document will continue to be updated in future at relevant intervals. \nCONSULTATION DRAFT \nCONSULTATION DRAFT \nTable of Contents \nSection1: Introduction ........................... 4 \nHow to use this Design Guide ....................... 4 \nWhere the Design Guide applies .................... 5 \nBVT and Birmingham City Council (BCC) ........... 6 \nAdvice and application process .................... 8 \nMajor and minor applications ...................... 9 \nHow your application is decided ....................10 \nSection 2: Bournville-Past, Present, Future ..... 12 \nVision and priorities ................................ 12 \nBournville through history ..........................14 \nBournville’s character ..............................18 \nSection 3: Design Guidance .................... 20 \nZones and policies ................................ 20 \nKey architectural characteristics ...................21 \nExtensions ......................................... 22 \n• General principles for all extensions..............................23 \n• Privacy ................................................................24 \n• The 45 Degree Rule..................................................24 \n• Front extensions..................................................... 26 \n• Porches and canopies............................................. 26 \n• Side extensions...................................................... 28 \n• Rear extensions (including conservatories).....................32 \n• Roof extensions, dormers and rooflights........................ 34 \n• Garage conversions and new garages ........................ 36 \nEnergy use and low carbon design ................ 38 \n• The energy hierarchy .............................................. 39 \n• Energy and thermal efficiency ................................... 39 \n• Energy efficient windows and secondary glazing ............ 3","cbCaivP7LBGevgvu","https://ap.wps.com/l/cbCaivP7LBGevgvu","pdf",40118446,84,"English","# Section 1: Introduction\n## How to use this Design Guide\n## Where the Design Guide applies\n## BVT and Birmingham City Council (BCC)\n## Advice and application process\n## Major and minor applications\n## How your application is decided\n# Section 2: Bournville-Past, Present, Future\n## Vision and priorities\n## Bournville through history\n## Bournville’s character\n# Section 3: Design Guidance\n## Zones and policies\n## Key architectural characteristics\n## Extensions\n## Energy use and low carbon design\n## Building materials and details\n## Gardens\n## Paving and parking\n## Miscellaneous alterations and additions","[{\"question\":\"What is the purpose of the Bournville Estate Design Guide?\",\"answer\":\"It is a tool for managing the appearance and quality of the estate, conserving and enhancing its special character while supporting the original vision for healthy homes and a nurturing community.\"},{\"question\":\"Who does the Design Guide apply to?\",\"answer\":\"It applies to all freeholders, leaseholders, tenants, and non-residential/commercial operators within the areas shown on the map.\"},{\"question\":\"How are alterations approved in relation to planning permission?\",\"answer\":\"Approval is required from BVT for alterations, working in parallel with any planning permissions required from Birmingham City Council.\"}]","Bournville Estate Design Guide - Consultation Draft - November 2020 | PDF",212]
