\nBorneo Sporenburg, Amsterdam \nAnastasiia Ignatova, Lene Westeng & Pietro Grignani \nTwo peninsulas in the eastern part of the Amsterdam docks, were to be exploited for water-related activities, as well as 2500 low-rise dwelling units, with a density of 100 units per hectare. For a new interpretation of the traditional Dutch canal house, West 8 suggested through their masterplan that new types of three-storey, groundaccessed houses deviating from the usual terraced house in being strongly oriented to the private realm by incorporating patios and roof gardens. \nOne example is from Marlies Rohmer Architects Borneo Island (1997-2000) . A block of dwellings that are arranged back-to-back around two collective courtyards, each of which measures 28 by 10 metres. The outer ring contains three-storey houses with kitchen-dining rooms at street level and ‘barn doors’ which can be opened ina variety of ways, so establishing a relation between the dwelling and the wide public footpath. The inner ring of dwellings, lining the courtyards, consist of two-storey studio apartments resting on an underground car park. \n57 \n3 \n0 50 100 \nN \nMasterplan , 1993-1996 , West 8 Urban Design & Landscape Architecture © \n4 \n5 \nAerial perspective \n6 \n7 \nModel picture , 1993-1996 , West 8 Urban Design & Landscape Architecture © \n8 \n9 \n0 50 100 \nN \nFigure ground plan \n10 \n11 \nConcepts \nThe concept revolves around having linear parcels of single unit housing. The foundamental unit of Borneo Sporenburg is the single-family row house. To avoid monotonus visuals, typoligies repeat in parcels of 5 - 12. To break up the parcels of single unit homes, dense apartment blocks intrude these strokes and create a more interesting movement both visually and phisically. These apartaments blocks create diversity and offer alternatives to the patio house living style. these superblocks also differ in orientation. \n12 \n13 \n14 \n15 \nThe Whale \nProject architect: de Architekten Cie \nLocation: Amsterdam, Netherlands \nYear build: 2000 \nFAR 716% \nFootprints: 5000 m² \nVolume: 100.900 m³ \nTotal floor area: 35.800 m² \nWidth: 50m \nLenght: 100m \nHeight: 36m \nFloors: 12 \nThe Whale, Borneo Sporenburg \nDesigned by Frits van Dongen of de Architekten Cie and built in 2000, the project is located in Borneo-Sporenburg, a former harbor area in Amsterdam redeveloped to include 2500 low-rise dwelling units, with a density of 100 units per hectare. \nOne of the three immense sculptural blocks that interrupts the vast expanse of houses, it includes 214 apartments (150 social housing and 64 private housing for rent), 1,100 m2 for business areas, and 179 underground parking spaces. Its design generates unique views and a great diversity of housing types, particularly in the lower and upper edges of the building. \nWith two sides of the building elevated, the lower oors receive sunlight coming in from under the building. Light and space have free access into the heart of the building, rede ning the typology of the closed block: the inner area transforms the traditionally private domain into an almost public city garden. \n16 \n17 \nFloor plan © [cie.nl](cie.nl) \nN \n18 \n19 \nN \nFasade drawing © [cie.nl](cie.nl) \n20","cbCaikP9SBpchZMj","https://ap.wps.com/l/cbCaikP9SBpchZMj","pdf",5744074,14,"English","# Concepts\n## Linear parcels and row-house typology\n## Superblocks and visual diversity\n# The Whale Project Profile\n## Key facts and dimensions\n## Location, program, and design intent","[{\"question\":\"What masterplan strategy shaped housing in Borneo Sporenburg?\",\"answer\":\"West 8 proposed new types of three-storey, ground-accessed houses oriented to the private realm using patios and roof gardens, while overall concepts used repeating row-house parcels to avoid monotony.\"},{\"question\":\"How does the design of Borneo Sporenburg introduce visual and living diversity?\",\"answer\":\"Typologies repeat in parcels of 5–12, and denser apartment blocks intrude between the strokes to create more interesting movement and provide alternatives to patio-house living.\"},{\"question\":\"What are the main program elements and capacity of “The Whale”?\",\"answer\":\"The Whale includes 214 apartments (150 social housing and 64 private rental), about 1,100 m² of business areas, and 179 underground parking spaces, designed to generate diverse housing views along the building edges.\"}]","Borneo Sporenburg - The Whale - Project and Building Facts | PDF",35]
